Selling Your Home By Owner

Selling your home by owner can be a very rewarding and enjoyable time or it can be a very time consuming and frustrating activity.  There a number of things that you really need to consider when you try to sell your home yourself.  There are thousands of Real Estate Agents in Central Florida.  That have all taken the required courses, passed the required test, and now they handle Real Estate transactions full time.   The contracts themselves can be confusing and depending on how they are written, can be full of traps, errors and omissions.  Showing the property can be a full time job.  Negotiating a contract... it's your property and their money, is there a middle ground?  Qualifying a buyer, scheduling appointments, hoping they show up, answering all the agent calls, curiosity calls, and wondering if your marketing plan and advertising is working... Here are a few items that you should consider.

  • Selling your home by owner is going to take some time... some energy... and some patience.

  • How are you going to determine a fair market price, one that will entice a buyer to write a contract and one that the appraiser will approve?

  • Your marketing plan is going to involve some expenses.  Plan to set aside 1% to 2% of your asking price for advertising.

  • Buyers relocating from out of town generally use a Realtor® who is familiar with the area and has access to the MLS system. How are you going to attract those potential buyers?

  • It generally is not a comfortable experience to let strangers into your home.  Who is going to be home to show the house?

  • Will a potential buyer be willing to disclose all of their financial information to you, so that you will know if they are qualified to purchase your home?  Will you know that before you schedule your showing?

  • How is your buyer going to determine a fair offer price?  Are they going to cut your price, looking for the "special" deal?

  • Who is going to coordinate and mediate with the inspectors, appraisers and lenders.

  • Who is going to handle all of the contracts and contingencies associated with the transaction?

  • Who is going to mediate when the two sides have trouble finding that middle ground?

  • Who is going to coordinate the efforts to see that all the bases are covered and that the transaction makes it all the way to closing?

None of these things are impossible, and there aren't any of these things that you can't do.  There are a number of real estate transactions that have no problems at all, however most will have at least a few, and it's how those problems are handled that determine whether or not you get a check in your pocket, or you have to go back to your marketing plan.
